Apex Decks designs, permits and builds decks, porches and railings across Dayton, OH andthe Miami Valley. Here is how we work and what we will not cut.

What we do

Apex Decks designs, permits and builds outdoor structures acrossDayton and the Miami Valley. Decks in composite, PVC, pressure treated pine and cedar. Screened and covered porches. Railings, stairs, pergolas, under deck drainage systems and paver patios. We also repair and replace decks built by other people, which is a meaningful share of what we do.

How we work

Everything in writing before anything starts

Materials by brand and product line, framing specification, hardware, railing style, stair count, timeline and price. If something changes once we are underway, it gets written down and agreed before we do it. Verbal change orders are how people end up arguing at the end of a job.

We tell you when repair beats replacement

A sound frame is worth keeping, and re decking over one costs roughly a third of a rebuild. It is a smaller job for us and it is the right answer often enough that we lead with it. When the frame is genuinely past it, we say that too, and we show you why underneath the deck rather than asking you to take our word for it.

Permits every time

We pull the permit, submit the framing plan and meet the inspector. An unpermitted deck is a line item a buyer's agent will use at closing, and it will cost more then than the permit does now.

We will tell you what we would not build

A wood deck for a household that will never seal it. A dark composite board on a west facing deck. A spa on a frame designed for people and furniture. An open fire pit on a combustible deck surface. Saying so before the build is cheaper for everybody than saying so after.

What we will not cut

Footing depth, joist spacing and how the guard posts attach to the frame. Those three decide whether a deck lasts twenty five years or becomes a repair job in eight, and they are invisible once it is finished, which is exactly why they are the first things a cheap quote leaves out.

If a lower quote comes in, ask the other builder to write down those three items. Most of the difference usually explains itself.

Where we work

Why homeowners pick Apex Decks

  • Footings below the frost line

Ohio ground heaves. Every post we set lands on a poured footing below the local frost depth, which is what keeps a deck level through a decade of freeze and thaw.

  • Permits and inspections handled

We pull the permit, meet the inspector and hand you the signed card. An unpermitted deck becomes your problem the day you sell the house.

  • Written scope before we start

Materials, framing spec, hardware, timeline and price in writing before anybody swings a hammer. No verbal change orders.
